If you feel that you will not be able to fulfil any of your contractual obligations then do not apply for a tenancy. All rent arrears and damages will be pursued thorough debt collections companies and the Scottish courts where necessary. If you are uncertain about your obligations as a tenant, please speak to a member of staff, or seek independent advice before submitting this application. These terms are in place to ensure we have the best tenants possible for every property, which will allow Homesure to offer the best customer service possible, rather than our resources being focused on dealing with problematic tenants.
Payment of Rent in Advance by Standing Order
All rents (regardless of circumstances are required to be paid in advance by standing order. If you are unable to pay rents in full by standing order monthly in advance, then do not apply for a property. This will be set up on the day of your sign up. The tenant should ensure that they will be able to set up this Standing Order before applying for a property. The tenant should ensure there is always money in the account to cover the payment as late rents will result in the tenancy not being renewed after the initial period.
Administration Charges
There is no standard fee involved in submitting an application form for a property with Homesure. There may be additional services that you choose to take through Homesure that may be chargeable. Any chargeable services will fall out with the regular activities of processing a normal application and will be clarified in advance by a member of staff.
Deposit Protection
In accordance with the legislation Homesure will pass any deposit received for the tenancy to a government approved custodial scheme. The scheme used by Homesure is Safe Deposits Scotland.
Rent Arrears
Arrears will be passed to a professional debt collection company. If the independent company is not successful, then the debt will be pursued through the Scottish court system. It is company policy to pass all cases of rent arrears to an independent legal expert who will end the tenancy as soon as possible. Be aware that being evicted because of rent arrears will always have consequences which may affect the tenant’s ability to get credit and private rented accommodation in the future.
Tenants Insurance
The tenant will be required to hold adequate accidental damage insurance for the duration of the tenancy. The tenant will need to supply proof of this cover with them on the day of the sign-up.
Property Misdescriptions Act
Every effort has been made to ensure that the information shown about the property for which you are making an application is correct. If the tenant is in any doubt as to what is included with the property, they should confirm this in advance of the tenancy start. The Property Manager will phone the tenant in advance to go through exactly what is included in the tenancy.
Tenancy Length
The minimum tenancy length is 6 months. Once the tenant signs the tenancy agreement they will be contractually bound to take the property for this length of time. If the tenant abides by all the terms of your tenancy agreement, Homesure would love to keep you as a tenant and renew your tenancy for a longer period of time.
