Located in the Glasgow area, this plot is a low risk development and has a substantial opportunity for profit. 5 bedroom extended villa with grounds. It currently requires a full internal renovation and has the potential to be split into four self-contained 2 bedroom apartments.
The initial investment to secure this property will be around £100,000. At this time it is estimated that a maximum of £200,000 will be required in renovation costs and professional fees. (Note that this is the high end figure and includes several contingency measures). A fund of £300,000 will be required for this project. Ideally from one investor, however a maximum of 3 will be considered.
The final properties should sell for a minimum of £140,000 each, giving a total profit of £260,000
Joint venture structure
All funds will be supplied by the investor and all activities will be carried out by Homesure. The property will be registered jointly and on completion and sale, profits after all costs will be shared in line with the Joint Venture Agreement.
Due to the timescale of this deal, we need to move very fast so the final figures are only estimates at this stage. It has passed our initial feasibility analysis so has plenty of scope for profit. This plot has not yet been purchased.
