The Changeover Process

As changeovers are something we do on a regular basis, we have designed a comprehensive system that minimises the time and trouble for landlords. With only a few signatures we carry out the whole changeover process which includes the following:

 
  • All communications with the previous agent
  • Contact the current tenant
  • Changeover of Rental payments /Housing Benefit / Local Housing Allowance
  • Getting new tenancy agreements signed
  • Transfer of the tenants deposit
  • Collection of all keys & paperwork from the previous agent
 

As a landlord you do not need to worry about dealing with the previous agent, we do everything once the authorisation forms have been signed for Homesure to act on your behalf. Before the changeover starts you will be allocated a Property Manager, who will be your personal contact and deals with all aspects of the changeover and the management of your property. The Property Managers are office based and are always available to deal with your enquiries (except holidays of course!).

 

Large Portfolio Changeovers

Larger portfolio changeovers are always troublesome as they have often been mismanaged by the current agent. Tenants are usually in rent arrears and properties are empty and in need of maintenance. There is often a need to balance up the need for evictions and keeping properties occupied until the changeovers are complete to ensure a steady cash flow for landlords. We visit each property as soon as possible to carry out an inspection to assess its current condition and to ensure it conforms to current legislation. We establish a relationship with the new tenant to ensure their co-operation with our changeover processes.

 

In the initial months, we work had to build up trust as this has often been lost due to the history with the previous agent. A letting agent should always been seen as value for money and ultimately save the landlord money over the long-term, rather than just being an expense.
